Letter G

Gift Deed
A deed in which the consideration is love and affection and not material consideration.

Ground Rent
Rent paid to the owner for use of land, normally on which to build a building. Generally, the arrangement is that of a long-term lease (e.g. 99 years) with the lessor retaining title to the land.

Gross Income
Total income from property before any deduction of expenses.

Grant
To bestow or transfer an interest in real property by deed or other instrument of the legal nature.

Grantor
Person selling, granting, transferring title or an interest in real property or conveying property. A grantor must be competent to convey title.

Grantee
The person named in a deed to receive title to property. He is the purchaser of the property.

Guaranty
Agreement wherein the guarantor assures satisfaction of the debt of another or performs the obligation of another if and when the debtor fails to do so.

Guarantor
One who makes a guaranty.

General Contractor
The general contractor hires subcontractors, coordinates all work and is responsible for payment to subcontractors.

General Warranty Deed
A deed by which the seller agrees to protect the buyer against any claim to title of a property.
