Qualified Covenant
A restriction contained in a legal document which
limits the rights of a person having an interest in the land
but, by its wording includes the possibility of removing the
limitation with respect to terms agreed between the parties.
A covenant by a lessee not to assign or sublet without the landlord's
written consent is a good example.
Quitclaim deed
A deed releasing the grantor from all his interests, title or claim he may hold in a property but making no warranty and not professing that such title is valid.
Such a deed is generally useful when the grantor's interest in a property is questionable, as it clears the title.
