Warranty Deed
A deed where the grantor assures that the title to a property is free from any legal claims or encumbrances and includes covenants of seizen (possession of real property under claim of freehold estate), express warranties of title, right to quiet enjoyment, freedom from encumbrances.

The mean proportion or medial sum arrived at from unequal rental rates in two or more buildings within a market area.
Willing seller-willing buyer
An assumption of a condition, sometimes made for valuation purposes where the owner of the property concerned is willing to dispose of his interest therein and that at least one genuine purchaser exists in the market for that interest, whether or not such is actually the case at the date of valuation.
